Finance

The Right Finance for Your Home.

Richazina Homes works with South Africa's leading banks and lenders to secure building loans, home loans, and bond finance for our clients — from pre-qualification to registration.

Our approach

We Handle the Finance So You Don't Have To

Navigating home finance is one of the most daunting parts of buying or building a home. Interest rates, affordability assessments, credit checks, and lender requirements can feel overwhelming — especially for first-time buyers.

Richazina Homes has established relationships with a panel of registered financial institutions. We assess your profile, match you to the right lender, and manage the full application process on your behalf.

Whether you need a building loan to construct on your stand, a home loan to purchase an existing property, or a combination of bond finance and FLISP subsidy — we find the right solution for your circumstances.

Final finance approval is subject to the relevant financial institution's lending criteria. Richazina Homes facilitates the application process and does not guarantee approval.

Finance Solutions We Facilitate

Building Loans

A building loan (also called a construction loan) is used to finance the construction of a new home on a stand you own or are purchasing. Funds are released in stages as construction progresses, and the loan converts to a standard home loan once the build is complete.

  • Stage-payment structure aligned to construction milestones
  • Interest charged only on drawn-down amounts during construction
  • Converts to a standard bond on occupation certificate
  • Can be combined with FLISP subsidy to reduce the loan amount

First step

Start with a Pre-Approval

A pre-approval (also called an AIP — Approval in Principle) tells you exactly how much a bank is willing to lend you before you commit to a property or stand. It gives you a realistic budget, strengthens your position as a buyer, and speeds up the formal approval process.

Richazina Homes will assess your income, expenses, credit profile, and employment status to determine your likely pre-approval amount — at no cost to you. We then submit to our panel of lenders and present you with the best offer.

01

Free Assessment

We review your income, credit profile, and affordability to determine which lenders and products are the best fit for your situation.

02

Document Collection

We provide a clear checklist of required documents and assist you in compiling a complete, accurate application pack.

03

Multi-Lender Submission

We submit your application simultaneously to our panel of lenders to maximise approval chances and secure the most competitive rate.

04

Offer Presentation

Once offers are received, we present them to you clearly — explaining the rate, term, monthly repayment, and any conditions attached.

05

FLISP Application

If you qualify for FLISP, we compile and submit your subsidy application to the Department of Human Settlements alongside your bond.

06

Registration & Handover

We coordinate with the conveyancer and bank to ensure a smooth transfer and registration, keeping you informed at every stage.
