What is FLISP?

FLISP (Finance Linked Individual Subsidy Programme) is a once-off government housing subsidy administered by the Department of Human Settlements. It is designed to assist first-time homebuyers who earn between R3 501 and R22 000 per month.

The subsidy amount is linked to your income — the lower your income, the higher the subsidy you qualify for. It can be used to reduce your bond amount, lower your monthly repayments, or cover a deposit.

FLISP does not replace a home loan — it works alongside one. You must first obtain a home loan approval from a registered financial institution before applying for the subsidy.

Final finance approval is subject to the relevant financial institution's lending criteria.

Eligibility

Do You Qualify?

To qualify for FLISP, you must meet all of the following criteria:

  • South African citizen or permanent resident
  • First-time homebuyer — you have never owned property before
  • Gross monthly household income between R3 501 and R22 000
  • Married, cohabiting, or single with financial dependants
  • Have an approved home loan from a registered bank or financial institution
  • Have not previously received a government housing subsidy

Buy a Stand and Build Your Home

Purchase a residential stand in one of our developments or an area of your choice, then use your FLISP subsidy and building loan to construct your home to your specification.
